BETER WAY uses an "exclusive agency addendum" contract - if you procure the buyer you don't have to pay the agency any additional commission. HOW IT WORKS:
Flat fee MLS may not be for every seller, but for those who can do a little work and not expect specific advertising, they can save a lot of money!
PRICING:
Seller pays Better Way $495.00* upon signing the listing agreement. We accept cash, check, or bank cards. Seller agrees to pay selling broker 3% (suggested) commission plus ½% to Better Way upon closing.
RECAP: $495.00* upfront, plus 3.5% at closing.

BROKER’S OBLIGATION:
Broker is to verify that information is correct and submit to MLS along with one exterior photo of the property. Seller has the right to sell the property by his/her own efforts with no additional compensation to the broker. Broker to advertise in various venues at broker’s sole discretion, but under this agreement, broker is not obligated to advertise at all, only submit information to the MLS.
SELLER’S OBLIGATION:
Seller must take all Realtor calls and set up their showings directly with the Realtors, thus eliminating these types of calls to the listing office. Seller to provide any additional photos to the listing agent (up to 11 and in digital form, no paper photos will be accepted).
Seller is obligated to notify broker within 24 hours if they secured a contract, and broker is to place listing as “contingent” until closed.
WHAT BETTER WAY PROVIDES THE SELLER:
1) Guidance with proper pricing (CMA)
2) Submission to MLS
3) A Better Way yard sign, if desired
4) A generic key box, if desired
5) Literature on selling/ showing/ curb appeal tips
CONVERSION FEE:
If seller, for whatever reason, decides to convert to a traditional listing, the policy is to credit the seller ½ of the upfront fee at closing.

$25.00 for rental of Supra Box. Broker to supply generic box.
$40.00 for non standard sign. Broker to supply push frame sign.

As an example lets say a typical sales price of an existing home is $220,000. @ 6% * listing fee the commission will total $13,200. leaving you with $206,800. before you deduct for your closing costs! With Better Way that same $220,000. home sale will leave you with $212,795. for a savings of $5995. when sold through the MLS system!
When you find a buyer on your own without the help of a realtor there is no commission involved. The only expense incurred is the upfront listing fee of $495. For an additional charge we can negotiate and help arrange the closing. **
